Planning Priorities

Lighting coordinated with rooms, furniture and daily activities

Villa and residential lighting should do more than provide basic brightness. It needs to support daily activities, visual comfort, interior materials, furniture layouts and different lighting scenes throughout the day.

FANSEN can review floor plans, reflected ceiling plans, ceiling heights, furniture layouts and project requirements to assist with fixture selection, wattage, colour temperature, CRI, beam angles, dimming compatibility and delivery planning.

A practical scheme should address ambient light, furniture coordination, glare from seated and lying positions, wall and artwork illumination, night-time circulation, control zoning, protection requirements and maintenance access. Installing more fixtures is not the objective; the lighting must match the room function, surfaces and circulation routes.

These values are preliminary planning references only, not fixed standards for every residential project. Final illuminance should be confirmed according to room function, ceiling height, surface reflectance, furniture layout, fixture position, occupant requirements and applicable local regulations.

Entrance and foyer lighting

The foyer should support orientation, storage use and a comfortable transition into the residence. General illumination may be provided by anti-glare LED downlights, while adjustable accents can highlight artwork, feature walls or a console table.

Positions should be coordinated with cabinet doors, air-conditioning outlets, artwork and door-opening directions. Connected foyers and living rooms should maintain comfortable colour-temperature and brightness transitions.

Living room lighting

Living rooms may support conversation, television, reading, relaxation and family activities. Ambient lighting can combine downlights, linear light and decorative lamps. Adjustable LED spotlights can highlight artwork, textured walls, plants and shelving.

Fixture placement should respond to sofas, coffee tables, television positions and circulation rather than forming a uniform ceiling grid. Wall distance, mounting height and beam angle should be selected according to the intended focal surface.

Television area lighting

A completely dark room can create excessive contrast around the screen. Soft ambient light may improve visual comfort, but spotlights should not be aimed at the television because reflections and visible light spots can interfere with viewing.

Low-output lighting below or beside cabinetry may provide background illumination. Its position should follow the screen, wall material and joinery structure rather than being added around every edge.

Dining area lighting

The table is normally the main visual focus. Pendants or adjustable spotlights can illuminate food, tableware and faces while retaining comfortable surrounding light. Fixture positions should follow the confirmed table rather than simply the centre of the room.

Approximately 15°–24° may suit small focal areas or higher mounting positions, 24°–36° many standard tables, and 36°–60° larger tables or lower ceilings. These are early references, not fixed rules. CRI 90 or above is commonly considered, with sample review recommended before larger orders.

Kitchen lighting and safety boundaries

Kitchens require both general illumination and dedicated worktop light. Ceiling lighting, under-cabinet lighting and local light around preparation areas may be combined to reduce shadows on the work surface.

Fixture selection must consider grease, steam, moisture, heat, cleaning and maintenance. Locations close to sinks, cooking equipment or heavy steam need separate review of installation position, protection rating, wiring and applicable local regulations. One specification should not be assumed suitable for every part of the kitchen.

Bedroom lighting

Bedroom lighting should support relaxation, reading, dressing and night-time movement without uncomfortable brightness. Ceiling fixtures should be positioned away from locations where the light source is directly visible while occupants are lying in bed.

Independently controlled bedside lights can support reading, while wardrobe areas benefit from vertical illumination. Low-output strip, under-bed or sensor lighting may guide night-time movement without activating the main scene.

Bathroom lighting and protection

Bathrooms need separate consideration for general, mirror, wet-area and night-time lighting. Mirror lighting should provide suitable vertical illumination from the front or sides rather than relying only on a ceiling fixture.

Fixtures near showers, bathtubs, basins and wet locations must be selected according to the exact installation zone, distance from water, required protection rating, electrical design and applicable local regulations. A product described for bathrooms should not automatically be assumed suitable for every location.

Study and home-office lighting

Study areas need to support reading, writing, computer use and video communication. Linear lights or wide-beam downlights can provide ambient light, supplemented by a task light at the desk.

Positions should be checked for screen reflections, direct glare and excessive contrast. Approximately 300–500 lx may be considered as an early reference, with additional local lighting for detailed or colour-sensitive tasks.

Corridors and stair lighting

Circulation routes, level changes and step edges should remain easy to recognise. Downlights, wall lights, step lights and low-level guidance fixtures may be combined according to the architecture.

Fixtures should avoid direct glare while occupants move between floors. Sensor range, delay and brightness should follow actual circulation patterns. Handrails, step materials, wiring, fixture temperature, installation height and local safety regulations all require review.

High-Ceiling Areas

Double-height living rooms and duplex spaces

Greater mounting height increases the distance between a fixture and its target. Using standard-room wattage and beam angles may leave walls, furniture and faces under-lit even when the floor appears bright.

Selection should consider mounting height, lumen output, beam angle, spacing, surface reflectance, aiming flexibility and maintenance access. Increasing wattage alone is not enough. Lighting calculations or sample testing may be required.

Flexible LED track lights may be considered where focal points could change, provided that the track appearance is compatible with the interior design.

Indirect Lighting

Integrated details without visible light points

Integrated LED strip lights can provide soft indirect light in ceiling details, television cabinets, shelving and joinery.

Strip lighting should not automatically replace general lighting. Suitable aluminium profiles, diffusers and drivers help manage heat, reduce visible light points and maintain consistent brightness. Installation space, ventilation and maintenance access should be confirmed before production.

Colour temperature, CRI and beam angle

Colour temperature

Approximately 2700K–3000K may suit bedrooms and warm lounges; 3000K–3500K can balance warmth and clarity; and 3500K–4000K may suit kitchens, studies and selected contemporary interiors. Connected spaces should be coordinated rather than mixed randomly.

Colour rendering

CRI 90 or above is commonly considered for residential applications. CRI 95 or higher may be considered where artwork, materials, clothing, food or colour accuracy is important. Sample review remains recommended.

Beam angle

Approximately 15°–24° can support small focal areas, 24°–36° dining tables and artwork, and 36°–60° general or broader illumination. Final selection depends on mounting height, spacing, target size and required light level.

Visual Comfort

Glare control from real viewing positions

Glare depends on fixture position, mounting height, aiming, optical design and surrounding brightness. The project team should check whether occupants see a bright source from sofas or beds, whether stair lighting enters the eyes, whether television and glass surfaces reflect light, and whether adjusted spotlights illuminate the intended object rather than people.

Deep-set optics, reflectors, shielding accessories or honeycomb louvres may help, but they still require suitable positioning and aiming.

Control Strategy

Zoning, dimming and smart controls

Useful groups may include living-room ambient light, artwork accents, ceiling and cabinet strips, dining-table light, task light and low-level night lighting.

Options may include switched circuits, phase-cut dimming, 0–10V, DALI, smart-home integration, occupancy sensors, scheduling and programmed scenes. Drivers, fixtures and controls must be compatible. Confirm the protocol, minimum dimming level, circuits, interface and expected flicker performance before ordering.

What to send before fixture selection

Useful inputs include floor plans, reflected ceiling plans, ceiling heights, furniture layouts, interior renderings, wall, floor and cabinet materials, focal surfaces, preferred colour temperature, dimming requirements, local voltage and certification needs, estimated quantities, project location and delivery schedule.

Existing lighting layouts, luminaire schedules, illuminance targets and control-system documents should also be provided when available.
